The selling process
How Texas Land Sales Work
Selling rural land is different from selling a house. Here is what to expect when you work with Barron to list your Texas ranch or acreage.
Free Consultation & Valuation
We start with a conversation about your land, your timeline, and your goals. Barron researches comparable sales, water and mineral rights, improvements, access, and current market demand to arrive at a strategic listing price.
Listing Preparation
Professional photography, drone footage, boundary maps, and a compelling property description are prepared. Your listing goes live on the MLS (Unlock MLS / ACTRIS), Zillow, Realtor.com, Lands of Texas, and this site.
Marketing & Showings
Targeted digital advertising, email campaigns to active land buyers, and social media reach put your property in front of qualified buyers. Barron personally handles all showings and inquiries.
Offers & Negotiation
When offers come in, Barron walks you through every term — price, earnest money, due diligence period, closing date, and contingencies — and negotiates on your behalf to maximize your net proceeds.
Due Diligence & Contract
The buyer conducts their inspections and title work. Barron coordinates with the title company, survey team, and buyer's agent to keep the transaction on track.
Closing
Texas land closings are typically handled by a title company. Barron is with you through final walkthrough, closing documents, and wire transfer so you can sign with confidence.
